The Selangor government's rationale for accepting two plots of hillslope land in Bandar Hulu Yam in its RM397 million debt settlement exercise with Talam Corporation Bhd has been questioned by MCA young professionals bureau chief Chua Tee Yong.

The New Straits Times in a report today quotes Chua who is also MCA central committee member, as saying were too steep to develop.

NONE "These two land parcels have a slope of 25 degrees (Class 3) and 35 degrees (Class 4) and are too difficult to develop as hillslope development rules are strict, he is quoted as saying during a site visit yesterday.

Chua ( left ) was responding to Selangor Menteri Besar Abdul Khalid Ibrahim's assertion that the state government had decided not to sell some of the lands it acquired from Talam in order to develop them.

Chua is also quoted as saying that the Selangor government had, in 2009, frozen all development plans for Class 3 and Class 4 lands pending guidelines on hillslope development.

He said prior to acquiring the land ,state subsidiary Kumpulan Hartanah Selangor Bhd (KHSB) had assessed that 55 percent of the land could not be developed.

The remaining 45 percent could only be developed with the approval of the Development of Environmentally Sensitive Areas Technical Committee.

Chua also claimed, New Straits Times said, that the combined 400 acres of land was valued at RM12.7 million by Sulaiman & Co in July last year and a year later, its value was put at only RM7.4 million.
