Yanu Hills by Bon Estates: Establishing the Benchmark for Multigenerational Living

The idea is to embrace nature rather than resist it,” he shared.

This philosophy is reflected throughout the villas. A column-free living room flows into airy double-height spaces, while an entire floor is dedicated to the master suite, complete with a private balcony. Expansive indoor-outdoor areas, layered courtyards, and sweeping balconies enhance openness, balancing contemporary design with timeless elegance.

“We didn’t want to build homes that look like boxes,” Chan said. “The villas are layered into the hillside. Instead of fighting the terrain, we worked with it—giving residents better views, abundant natural light, and better airflow.

”Each bungalow is designed for modern multigenerational living, combining luxury with future-ready features such as private swimming pools, solar-ready infrastructure, EV charging points, rainwater harvesting systems, and private lifts—ensuring comfort, convenience, and sustainability for generations to come.

“Central courtyards serve as the heart of the home, offering sheltered spaces for family gatherings and barbecues. The bedroom on Lower Ground 2 is also known as the junior master bedroom. A space that one can enjoy for entertainment, or wellness usage (as a gym ) or religious purposes (as a surau) due to its facing and direction. It’s a home designed not just for space, but for comfort and privacy,” Chan explained.

Personalisation is intentionally kept minimal, limited mostly to floor finishes, in line with Bon Estates’ sustainable ethos. “We don’t want to install something only for it to be hacked later,” Chan added.

Location was key in choosing Taman Melawati. Just minutes from the city, it offers the rare combination of connectivity and tranquility. Bon Estates previously developed semi-detached and terrace homes in the early 2010s in Penang, all of which sold out within two days of launch. In recent years, the company has focused on high-rise projects, including The Estate in Bangsar South (completed in 2021), which was its first high-rise residential project in the Klang Valley and Bon Kiara, slated for completion by the end of 2026. Yanu Hills marks Bon Estates’ first foray into landed luxury in Melawati.

The development is on track for completion by early 2028, according to Chan. Since opening for previews in June, the development has attracted strong interest, particularly from local buyers who are familiar with the area.
