UEM Sunrise Berhad (“UEM Sunrise” or “the Company”) achieved full take-up of the newly launched Aspira Hills Phase 2A and 3A within 48 hours, underscoring strong demand for landed homes in Southern Johor amid the growing momentum of the Johor-Singapore Special Economic Zone (JS-SEZ).

The priority preview, held over two days in the third quarter, saw all units snapped up, building on momentum of recent launches in Iskandar Puteri. The response reflects homebuyer confidence in UEM Sunrise and reaffirms Iskandar Puteri, the Flagship Zone B of the JS-SEZ, as a high-potential growth corridor.

This latest success builds on the strong performance of Phase 1, launched in September 2024, which was also fully taken up. Together, the three phases represent a significant step forward in the Company’s commitment to delivering liveable, well-connected communities in Iskandar Puteri.

Spread across 76.35 acres of prime freehold land in Gerbang Nusajaya, Aspira Hills is a low density enclave offering only 12 homes per acre. Phases 2A and 3A comprise a total of 285 double-storey terrace homes, ranging from 1,743 to 1,820 sqft, with a combined gross development value (GDV) of over RM230 million.

Aspira Hills is strategically located within Gerbang Nusajaya, the first township encountered by commuters crossing into Malaysia from Singapore, just 15 minutes from the Tuas Checkpoint via the upcoming Gerbang Nusajaya Interchange. The township is well connected, with direct access to the Second Link Expressway and the North-South Expressway. This will be further complemented by future access to the proposed Rapid Transit System (RTS) 2 connection, the KTM Electric Train Service (ETS) rail network, and nearby international airports in Senai, Changi and Seletar.

The extensive connectivity enhances daily liveability and convenience, and also makes Aspira Hills attractive to Malaysians working in Singapore. At the same time, it positions the township to capture the long-term growth potential of Iskandar Puteri and the broader JS-SEZ, while reinforcing Gerbang Nusajaya’s role as the gateway to the corridor.

Hafizuddin Sulaiman, Officer in Charge and Chief Financial Officer of UEM Sunrise said, “The strong response to the newly launched Aspira Hills Phases 2A and 3A reflects a clear appetite for thoughtfully designed, well-curated landed homes in Iskandar Puteri. Homebuyers today are looking for space, security and a sense of community. This milestone reinforces our role as a key catalyst in the area’s continued growth, aligned with the State Government’s vision and the opportunities emerging from the JS-SEZ. We look forward to building on this momentum with upcoming launches that will further strengthen the township’s vibrancy and appeal.”

Designed for multigenerational living, the development offers thoughtful features that support both shared experiences and personal space, including five-foot backyard gardens, eight pocket gardens, a 1.4-kilometer jogging track and a six-acre community park. The guarded neighbourhood layout ensures privacy and security for families of all sizes, while offering direct access to major highways connects residents to business, education, healthcare, lifestyle and wellness hubs with ease.

Aspira Hills forms part of UEM Sunrise’s long-term vision to develop vibrant, sustainable and connected communities across Johor. Its strategic location in Gerbang Nusajaya continues to support the broader transformation of Iskandar Puteri into a thriving end-to-end, future-ready economic hub that fuels long-term growth, creates jobs and strengthens the JS-SEZ ecosystem.
