There are regulations that require the developers of shop lots and residential lots to obtain the relevant strata titles from the state government and deliver the same to the buyers. But the developer of the shop lots here in Selangor's Kelana Jaya SS6 area has not done so.

It is now more than 14 years since these shop lots in SS6/3 have been built and yet there are no strata titles till today for any of the owners. Meanwhile, they still have to pay monthly service charges, the 5% commissions every time they (the owners) require financing from the banks and for every sale and purchase of the properties.

What has happened to the enforcement division from the ministry of housing and local government? Why have they been silent and quiet all these years? Perhaps it is high time the government send in their enforcement officers to Kelana Jaya and check with the owners of the shop lots of the four-storey block along SS6/3 and verify if the strata titles have been issued.

They must come down hard with the full force of the law if they find that the law has been violated. It is time some form of justice be provided to the shop owners.
